Palamon Court Tenancy Agreement

4.1.1. You agree not to transfer or sublet the rental created by the Rental Agreement to any third party without our written consent in accordance with clause 11.1(m) of the Rental Agreement. Palamon Court offers a range of studios and en-suite rooms to suit all tastes. If you like a quiet night`s sleep, this property includes a private gym and a bookable kitchen and dining area, as well as communal work areas with games, tables and TVs to ensure you have everything you need to make the most of your time as a student in Canterbury. All utilities are included in your rent, as well as Wi-Fi, so you can stay in touch with friends and family around the world. With a landscaped courtyard and quiet workspaces, Palamon Court truly becomes your home away from home. If you do not receive a UK visa before the start date of your rental, we will terminate your rental agreement and refund any rent payment made, provided that you provide the following within 72 hours of receiving your official confirmation: Our terms and conditions require you to sign your rental agreement online within 14 calendar days of receiving the accommodation offer. If you do not sign your agreement within this period, we may cancel your booking by email and you will lose any booking fee paid if it is outside the 14 calendar day cooling-off period above. Booking deposit: £150 to confirm your booking. This will be converted into a refundable deposit at the beginning of your rental.

Pets are not allowed under the rental agreement. 4.1.2.2. The new tenant must enter into a rental agreement with us and pay the amounts due under this contract. KEEP THE DEPOSIT When booking with CRM students, you will be asked to pay a deposit. Payment of the deposit constitutes your acceptance that the deposit will be kept to secure your room in accordance with these Terms and Conditions. You agree that we retain a deposit, that the deadline to enter into the rental agreement upon receipt of the deposit fee is 14 days after or such other period as we agree (the “Deadline”). By entering into the rental agreement, your deposit will be converted into your refundable deposit. If your lease is an insured short-term rental (AST), it will be protected by an independent government-approved rent deposit protection system, such as the Tenancy Deposit Scheme (TDS), unless otherwise stated on the website`s website, your deposit will be refunded to you at the end of your tenancy if there is no arrears or damage to your room and/or common areas. By paying for your deposit, you expressly agree to use the information you provide to conduct investigations into sanctions lists maintained by the United Kingdom, the United States and other countries selected by us, including those managed by the United States Office of Foreign Assets Control (OFAC). This does not affect your rights and/or our obligations to you under the Data Protection Act 2018.

You have the right to ask us not to carry out such research, but we will not be able to process your request. CRM students will take relevant exams to confirm your place at the university and then provide you with a hosting offer where you will receive your online policy This policy is site-specific, so please check with the respective website for confirmation. If you are a potential first-year student and your offer of a place at your preferred university/college is withdrawn because you did not obtain the required entry marks or you exceeded your required starting grades and choose another university. Within 72 hours of publishing your exam results, submit a written rejection letter from the university or college of your choice to provide a copy of your new university`s letter of admission. There is a booking fee of £250. When your rental starts, the booking fee will be converted into a refundable security deposit. All deposits are registered with TDS, a state-approved provider of rental deposit guarantee schemes. At the end of your rental, a final inspection of your room will be done before your move and if deductions are required, they will be discussed with you at this point. Assuming that the room and its personal belongings are in the same condition as when you moved and provided your bank details on our portal, you will receive your deposit within 10 working days.

If you cancel your room reservation within 14 days of your accommodation offer, you will be entitled to a full refund. After 14 days, the booking fee is non-refundable. We hope you will have a good stay at your accommodation, but if for some reason you decide to leave for the duration of your contract, the landlord may agree to release you from your contract. Provided that the following conditions are met: 5.1.1. You will find a suitable replacement to enter into a new rental agreement for your room for the remainder of your contract.

5.1.2.1. Alternate tenants must be at least 18 years of age and be enrolled full-time in a university or college located near the accommodation. If the property has agreements with certain universities, replacement may be limited to that university. Please check with your hosting team. 5.1.2.2. The incoming tenant must enter into a rental agreement with us and pay the amounts due under this contract. 5.1.2.3. The new tenant must, where appropriate, provide an appropriate guarantor. The guarantor portal must accept the general conditions set out in the rental agreement. 5.1.3. Refunds due will not be processed until the replacement who takes charge of the contract has signed the rental agreement, paid for it and moved into the accommodation. 5.1.4.

If you find someone to take over your contract, you will have to pay an administration fee of £50. 5.1.5. If you do not find anyone to take care of your rental, you are responsible for paying the full rent until the end of your contractually agreed period in the accommodation. Our terms and conditions require you to sign your rental agreement online within 14 calendar days of receiving the accommodation offer. If you do not sign your agreement within this period, we may cancel your booking by email and you will lose all booking fees paid if they are outside the 14 calendar day cooling-off period mentioned above. If you do not register on the start date of your accommodation and have not signed your agreement, we may cancel your booking at any time by email. If you are outside the 14-day cooling-off period, your deposit will not be refunded. Once you have signed your rental agreement, it can only be terminated if we mutually agree to do so or in the circumstances set out in point 3 above.

You must log in to your account, verify your contact details, read your rental agreement and sign the contract online before uploading any relevant identification documents. Start of rental: If you would like to change the start date of your rental, please contact your local accommodation team. If you cancel your booking and are able to find an eligible replacement tenant subject to our agreement, you will be released from contractual obligations under the rental agreement. .
